Which type of commercial property should you invest in? Multi-family, industrial and retail each behave differently. Here is how they compare for Ontario investors.

Multi-family

Apartment buildings offer relatively stable, diversified income across many tenants and access to favourable CMHC-insured financing. Demand for rental housing is strong, though management is more hands-on and residential tenancy rules apply.

Industrial

Industrial — warehouses, logistics, light manufacturing — has seen strong demand, typically features longer leases and lower management intensity, and benefits from limited supply in many markets. Location and clear-height and loading specs matter.

Retail

Retail ranges from single tenants to plazas. Well-located, service- or necessity-based retail can produce strong returns, but tenant quality, lease terms and changing consumer habits make tenant mix and location critical.
