Ontario Landlords: Non-Payment Eviction Notice Drops to 7 Days in July 2026

Ontario is set to shorten the non-payment eviction timeline from 14 days to 7 days under the Residential Tenancies Act changes tied to Bill 60. That means landlords may be able to move faster when rent is unpaid, but only once the change is in force.

This matters because the notice period is the tenant’s last window to pay before an eviction application can be filed, so the rule change can improve cash flow and reduce arrears risk. The original Ontario memo states the shortened period is scheduled to take effect on July 1, 2026.

For accuracy, the current general rule on the Landlord and Tenant Board site remains 14 days for monthly tenancies, which confirms this is a pending change rather than the present standard.
